Roof Cleaning Seattle WA FAQs
Keeping your roof clean is essential for protecting your home and extending its lifespan. Here are answers to some of the most common questions we receive about our Seattle roof cleaning services.
My roof is really steep and tall. Can you do it?
In most cases, yes! Our 32-foot ladder allows us to safely reach the majority of residential homes, even those with taller rooflines. As for steepness, our technicians follow strict fall safety guidelines and are equipped with harnesses and ropes to secure themselves properly. If there’s no existing anchor on the roof, they’ll look for another secure tie-off point before proceeding.
We rarely turn down a job, but if there’s a genuine safety concern, we’ll let you know right away. If you’d prefer, we can schedule a free on-site estimate to assess the roof in person—or you’re welcome to book a service date directly. There’s no fee for cancellation if we determine that we’re unable to safely perform the work.
What safety precautions do your technicians take?
Safety is a top priority for us. For roof and gutter work, our technicians follow strict fall safety protocols, including the use of harnesses, ropes, and anchors when working on steep or elevated surfaces. If the roof doesn’t have a built-in anchor, they’ll find a secure tie-off point before proceeding.
We also take care to protect your home and surroundings—from properly securing ladders to keeping gates closed and cleaning up thoroughly after the job. Every technician is trained to assess each situation carefully and only proceed when it’s safe to do so.
What is moss, and why is it a problem on roofs?
Moss is a plant that grows in moist, cool areas, often on the north side of roofs where there’s more shade. It can shorten your roof’s lifespan by clinging to shingle grit, lifting shingles, and causing water damage. Preventing and treating moss growth is crucial to maintaining your roof.
How often should I have my gutters/roof cleaned?
As a general rule of thumb, we recommend cleaning your roof/gutters 2 times a year, roughly every 6 months. However, this can vary depending on your specific needs and environment. For example, homes with heavy tree coverage will need maintenance more often than those without trees dropping debris or providing shade for moss growth.
How often do you need to treat your roof for moss?
In the Pacific Northwest, we recommend treating your roof at least once a year. Some houses may need treatment twice a year, especially if they have significant shade.
When is the best time to schedule?
In the Pacific Northwest, we typically recommend these services twice a year—once in the spring and again in the fall—to stay ahead of moss growth and debris buildup during our wetter seasons.
That said, we also offer these services year-round, so if you’re already seeing signs of moss, overflow, or buildup, it’s best to get it taken care of sooner rather than later. If you’re unsure when to schedule, we’re happy to take a look at your property and help recommend the right timing for your needs.
What kind of treatment do you use?
We use a professional-grade, zinc-based moss treatment in either granule or powder form—depending on the roof. The powder is typically used for steeper surfaces to ensure even coverage.
Do you offer eco-friendly treatment options?
Yes, we offer two eco-friendly alternatives to our standard zinc-based treatment—one is citrus-based and the other is made from sodium diacetate. Both are highly effective and biodegradable.
However, these treatments typically cost about twice as much as zinc, since they require significantly more product to achieve the same results. The citrus-based option also has specific weather requirements—it must be applied on a dry day, with no rain for at least 24 hours before and after—so we usually recommend scheduling that option during the summer months.
Are your cleaning products safe for pets and plants?
Our products are generally safe for pets and plants. However, zinc sulfate can be harmful to fish in small doses, so we need to know if you have a pond or water nearby before applying it. For pets like cats and dogs, it is harmful only in extremely large quantities, and we apply just enough to cover the roof. Plus, pets usually aren’t enticed to eat it due to its bitter taste.
What methods do you use for moss removal and roof cleaning?
Our moss removal service for composition roofs is designed to be both effective and gentle to preserve the integrity of your roof. Initially, we remove about 75% of the visible moss by gently agitating it with a stiff-bristle brush. This method is effective in loosening the moss without damaging the roofing material.
Following the brushing, we perform a thorough roof blow to clear out any loosened debris. We also ensure that all debris is removed from the gutters and downspouts to maintain proper water flow and prevent any blockages.
Additionally, we apply a zinc-based treatment to the roof to eliminate any remaining moss and to help prevent future growth. This treatment works over time, with the moss gradually darkening and naturally shedding, particularly after rainfall.
If moss remains after 30 days, please contact us for a complimentary spot treatment to target these persistent areas.
Does your roof cleaning remove all moss?
We remove about 75% of moss using a gentle brushing technique—just enough to make the treatment effective while minimizing roof wear. Our zinc-based moss treatment then works to eliminate the remaining moss, which naturally darkens and sheds—typically within four weeks. If any moss remains after 30 days, we offer a free spot treatment to ensure complete removal.
While we can remove more, excessive brushing can cause unnecessary grit loss to composite roofing material. (We usually only recommend full removal for homes preparing for photos or sale.)
What if I need all the moss gone fast? (Selling home)
If you’re preparing to sell your home or need the roof to look as clean as possible right away, we offer an upgraded moss removal service. This includes a more detailed brushing process to remove about 95% of visible moss, leaving only small traces behind for the treatment to take care of.
Normally, we don’t recommend full moss removal since the treatment alone is effective and less abrasive on the shingles. But when appearance is a top priority, this option provides a dramatic visual improvement in a short amount of time.
Because it’s much more labor-intensive, this service does come at a significantly higher cost—but we’re happy to provide a custom quote if you’d like to explore it.
How long does the moss treatment take to work and how long will it protect it?
After application, the moss treatment gradually takes effect over the next 4 weeks. It will typically protect your roof for about a year, depending on environmental conditions. We also guarantee our treatment and will retreat for free if moss remains after 30 days.
Will the zinc stain my roof?
Zinc can stain if applied carelessly. We use granules or powder in small, consistent amounts to prevent staining.
Will zinc damage the roof or gutters?
Zinc is safe for your roof when applied correctly. We use a zinc-based treatment at the manufacturer’s recommended dosage—just enough to evenly coat the roof surface without overapplying.
In very high concentrations, zinc can potentially cause corrosion to gutters over time, but that only becomes a concern when applied in heavy or repeated doses. Our technicians are trained to use just the right amount to ensure effective moss control without any risk to your roofing or gutter system.
Won’t the moss fall off into my gutters?
We apply moss treatment to light moss buildup that’s manageable for natural shedding. As the moss dies, it shrinks, dries out, and becomes brittle, breaking into small, lightweight fragments that typically wash away without clogging gutters.
If there’s significant moss buildup, we may recommend partial hand removal first to bring it down to a manageable level before applying treatment. This ensures the treatment works effectively without overwhelming your gutters.
Can you pressure wash the roof?
No. Pressure washing can cause severe damage to composition shingles and void your roof warranty. Instead, we use a gentler, roof-safe method to clean without causing harm. However, we do pressure wash metal roofs when appropriate, as they are designed to withstand higher pressure.
What safety measures do you take?
Our team follows strict safety protocols to ensure a safe working environment. This includes using proper safety gear (such as harnesses on steep roofs), securing ladders and equipment, and adhering to industry standards for fall protection. We are also careful not to cause any damage to your property and surroundings.
It doesn’t look like moss treatment was applied.
Depending on the roof type and color, the treatment may not always be visibly apparent—especially in wet conditions, as the zinc treatment activates with moisture. However, we guarantee our services, and if any moss remains after 30 days, we’ll return for a complimentary spot treatment.
